This new built office building was built on the site of a former single storey workshop attached to a mixed use development located in a former pipeworks factory. The local authority was keen to retain the character of the existing buildings with regards to external materials and fenestration and the original headstones were salvaged and reinstated. A full new basement was created and a 'link' bridge extends over a parking courtyard, connecting the existing and the new buildings visually, although the buildings are not linked internally. Although the council was determined to retain B1 use accommodation in the locality, there was no demand for offices and they were later converted to provide nine large flats under the Prior Approval planning legislation.
