We can guide you throughout the duration of your project, from the initial meeting to chat about your ideas, through to completion on site. Most residential projects break down into the following stages: 

  • DESIGN & PLANNING STAGE
    Develop Concept Design options & Planning Application package.
     

  • BUILDING REGULATIONS & SPECIFICATION STAGE 
    The design is detailed for Building Control Approval & Construction.
     

  • TENDER & BUILD STAGE
    Tendering the project, administering the contract & site support.
     

It is our preference to see projects through to completion on site, but you may also appoint us for just some of the above stages, e.g. to  gain the statutory approvals (Planning Permission & Building Control Approval) and manage the tendering & build process yourself. We tailor our services to meet each client's individual requirements. 

HOW WE WORK

Initially we will meet with you at your property to discuss your requirements and will subsequently prepare a project brief summary together with a detailed fee proposal. 

 

Each project is unique and as such our fee proposal is tailored to each individual project, however as a guideline, fees for the full architectural service, to encompass all stages from initial concepts through to completion on site, tend to come in at around 10-12% of the total build cost for the average extension and remodel project, depending on the scope and complexity.

We work in 3D, as most clients find the tool gives them a much better understanding of the proposed design than traditional two dimensional plans and elevations. For the concept stage we will generally allow to work up a couple of design options as fully developed 3D models.
