What does an architect do?
 

For private residential work such as house extensions, an architect’s role can cover all areas of the project, from briefing to inspecting work on site, architecture, landscape and interior design. For larger projects an architect’s role will be more focussed and they will work as part of a larger team.
 

What services do architects offer?


Initial stages:
Brief development, sketches, assess required consents, cost information, project programme.

Outline design:
Appoint consultants, outline design, cost estimates, planning application.

Detailed Design:
Detailed designs, building regulations approvals, party wall awards, interior design, select building contract, prepare tender documents, invite contractors to tender.

Construction:
Appoint a contractor, issue construction drawings, contractors queries, certify work completed, extensions of time, final account and certificate.
